Overview
Avienda (pronounced Ah-vee-EN-da) is located near Highway 212 and Powers Boulevard. Avienda offers a desirable, diverse shopping and lifestyle destination with convenient access. As a gateway to the City of Chanhassen, development in Avienda should blend the best of residential, retail, office, medical, and hospitality. The intention is to support a high-quality, attractive design compatible with forms and materials that are authentic to the region.

March 30, 2026: The City Council reviewed a revised sketch plan for Avienda’s retail area, which now features a more traditional layout anchored by a grocery store and organized around a central gathering space with retail, dining and service uses. Discussion focused on stormwater challenges, design feasibility and site layout questions, with the developer planning to submit a formal application in early April.

September 23, 2024: Avienda Townhomes revised final plat approved to adhere with mechanical building code.

March 11, 2024: The City Council approved the final plat and development contract for the construction of 53 rowhomes. Construction of these rowhomes is anticipated to be conducted between 2024 and 2025.

February 9, 2024: The City Council will consider approval of final plat and a development contract on March 11 for the construction of 53 rowhomes. The rowhomes project received preliminary plat approval in the summer of 2023.
- November 16, 2023: The extension of Bluff Creek Boulevard which connects to Powers Boulevard is scheduled to officially open to traffic this Saturday, 11/18. Additional improvements associated with the new road extension, such as landscaping and public trails, will be completed early 2024. The completion of these improvements along Bluff Creek Boulevard will require temporary closures from time-to-time to promote the safety and efficiency of completing the work. Avienda Parkway and Sunset Trail will be closed until final wear course is placed, scheduled for 2024.
- October 4, 2023: Due to concrete work done near Sunset Trail and Lyman Blvd, construction traffic will need to access the Avienda site by utilizing Bluff Creek Blvd for the remainder of the week to allow that concrete to cure. This may result in additional traffic on Bluff Creek Blvd between Pioneer Trail and the Avienda project site. Please look out for construction vehicles and use caution in the area.
- September 22, 2023: While public and private improvements are constructed at the Avienda development, the city has been informed that the road connecting Powers Boulevard to Bluff Creek Boulevard is projected to open to the public in November 2023.
- July 13, 2023: Fifty-three rowhomes are proposed by the developer, and there will be a public hearing on July 18, 2023, to review the request. The road connecting Powers Boulevard to Bluff Creek Boulevard is projected to be completed in October 2023. (The road information is based on information provided to City Staff by the developer's engineer and is not a contractual requirement for completion in October, but it is the staff's most up-to-date information.)
- April 27, 2023: The developer hosted a preconstruction meeting for the utility installation at the Avienda Townhomes site. Utility construction is anticipated to pick back up beginning the first week of May with the installation of sanitary sewer and water mains. Once these significant utilities have been installed, construction activities will refocus on the street construction, which will continue through the remainder of the construction season. A 2023 preconstruction meeting will also be held the first week of May, and a more detailed schedule regarding construction activities will be provided at that time.
- August 11, 2022: Representatives from the developer hosted a neighborhood meeting at the Chanhassen Recreation Center to give an overview of the proposed changes in the plan. Click here to view the presentation from the developer.
- June 25, 2022: Representatives from the property developer shared an update with the City Council. The developer anticipates completing the roads and infrastructure by the end of the year. Work on the site will take a break in the next few weeks while they await materials impacted by supply chain delays. They have secured a developer for the senior housing component. They will be seeking a PUD amendment to accommodate current market demands. More information will be available before the August 16 Planning Commission meeting.
- May 5, 2022: Significant utility installations are anticipated to start back up the second week of May, starting with installing the water mains. The street construction will begin once all major utility improvements have been installed. The developer and their engineers are working with the City, Carver County, and MnDOT in finalizing street plans, which are anticipated to be approved shortly. Finalized plans will be posted under the "Project Documents" once approved.
- December 16, 2021: The developer's contractor has wrapped up construction activity for the year and is anticipated to continue public utility construction during the spring of 2022. The goal will be to complete the major utility construction by the early summer and begin street construction shortly thereafter.
- October 29, 2021: The developer's contractor is scheduled to begin public utility construction on November 1. This includes the construction of a public water main and sanitary sewer, along with the public and private stormwater improvements associated with Phase 1.
- September 22, 2021: The developer hosted the utility preconstruction meeting. It is anticipated that major utility installations will begin at the beginning of November 2021.
- September 14, 2021: The City received final utility plans in association with the approved Final Plat and Development Contract. Final road designs for the public street improvements, which include Bluff Creek Drive, Avienda Parkway, and Sunset Trail, are anticipated to be submitted at the beginning of November 2021.
- September 7, 2021: An application for a subdivision, "Avienda Townhomes," was received, proposing to plat Outlots A and C of Avienda into 39 unit lots, three common lots, and three outlots. The public hearing for the preliminary plat is scheduled for the Planning Commission on October 5, 2021, at 7:00 p.m. at City Hall, and the City Council date is tentatively scheduled for October 25, 2021, at 7:00 p.m. The plans include the extension of public and private streets, public utilities, and other improvements to facilitate the construction of 39 villa homes by Charles Cudd Co.
- July 12, 2021: The City Council considers approval of the Final Plat and Development Contract, which is platting the public right-of-way and various outlots. The various outlets will be further platted and developed in the future. No formal site improvement plans are being considered or approved at this time.
Description: Inland Development Partners has submitted a formal land use application requesting subdivision and site plan approvals for the construction of a 412-unit apartment building within the Avienda development on an 11-acre lot. The plan shows an apartment building to be constructed near the center of the overall development.
